Buying a Home Near JBSA-Randolph: A Military Buyer's Guide to Universal City, Schertz, Cibolo, Converse and Live Oak
If your orders say Joint Base San Antonio-Randolph, you're about to learn that "San Antonio" covers a lot of ground. Randolph sits northeast of downtown, and most of the families I help who are stationed there end up looking in a handful of nearby cities: Universal City, Schertz, Cibolo, Converse and Live Oak.
I'm Chris Dudley, a San Antonio REALTOR® (TREC #731381) and founder of Legacy Realty Group, brokered by Real Broker, LLC. Relocation, including military moves to JBSA, is a big part of what I do. Here's the practical way I help Randolph buyers narrow things down.
Start with the commute you'll really make
Randolph is close to all five of these cities, but the drive you care about is the one from a specific street to the gate you'll use, at the hour you'll actually be on the road. Before you fall for a listing, map that drive at your real report time. A home that looks "five minutes away" can feel very different during rush hour.
How the nearby cities compare
- Universal City borders Randolph and is often the shortest drive to base, with established neighborhoods and quick access to shopping.
- Schertz offers a mix of established and newer neighborhoods along the I-35 corridor and is a common pick for Randolph families.
- Cibolo has many newer subdivisions and new construction options, a good fit if you want a newer home.
- Converse often offers more home for the money and convenient access to Loop 1604 and I-10.
- Live Oak sits between Randolph and the I-35/Loop 1604 area, close to shopping and services.
School districts, HOA rules and property taxes vary by subdivision, not just by city, so I check each home's specific district, HOA and tax rate before you write an offer.
Using your VA home loan
The VA home loan benefit lets many eligible service members and veterans buy with no down payment. A few things to handle early:
- Get your Certificate of Eligibility (COE). Your lender can usually pull it for you. See VA.gov home loans.
- Ask about the VA funding fee. Most borrowers pay it, but some, including many veterans receiving VA disability compensation, are exempt. Your lender can confirm your situation.
- Plan for the VA appraisal. The appraisal checks value and minimum property requirements, so I factor that into which homes we target and how we write the offer.
Timing a PCS move
The hardest part of a military purchase is usually timing. I'll help you line up your report date, travel, temporary lodging and closing date so you aren't carrying two housing payments longer than necessary. Many buyers start their search remotely with video tours and only fly in for a short house-hunting trip, or close without visiting at all.
Think about your next PCS now
Military families move again. Before you buy, think about who will buy your home in three or four years, or whether you'd like to keep it as a rental. Floor plan, location and the neighborhood's rental rules all matter for that.
