Cibolo: newer subdivisions, steady prices
Cibolo's median price held about flat year over year, and homes took around two and a half months to sell. Much of the housing is in newer subdivisions, so you'll often compare a resale home against new construction nearby. Because Cibolo is mostly in Guadalupe County, your tax bill comes from Guadalupe County taxing units rather than Bexar County's. More on Cibolo.
Schertz: faster sales, three counties
Schertz had the shortest median time on market of the three (56 days), even though the 78154 median price was down from last year. The city spans three counties and several school districts, so two homes in Schertz can have different tax rates and schools. Check the county and district for each address before you write an offer. More on Schertz.
Converse: the lowest median price and the most sales
Converse had the lowest median sale price and the highest sales volume of the three, and it's the closest to downtown San Antonio. It's entirely in Bexar County. With a median of 79 days on market, buyers often have time to negotiate on price, repairs or closing costs. More on Converse.
How to decide
- Start with total monthly cost, not just price: taxes differ by county and school district, and HOA dues differ by subdivision. See San Antonio property taxes explained.
- Map your real commute at the hours you'll drive it, whether that's to JBSA-Randolph, downtown or the I-35 corridor.
- Compare new construction and resale side by side. See buying new construction in San Antonio.
- Moving on military orders? See the JBSA relocation guide.
