Getting Your San Antonio Home Ready to Sell (2026): Repairs, Staging and Updates That Pay Off

By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 28, 2026.

Most San Antonio sellers ask the same question before listing: what should I fix, and what should I leave alone? The answer is usually less than you think. Spend on what buyers see first and what inspectors flag, and skip big remodels.

1. Fix what an inspector will find

Buyers in Texas typically use the option period to inspect and negotiate. Items such as roof wear, foundation movement, HVAC age, plumbing leaks and electrical issues tend to come back as repair requests or price reductions. Fixing obvious items before listing, or at least getting estimates, keeps you in control of the conversation. Some sellers order a pre-listing inspection for this reason.

Whatever you know, you will disclose on the Texas Seller's Disclosure Notice. See what San Antonio sellers must disclose and foundation issues and San Antonio clay soil.

2. Small exterior updates usually beat big remodels

In the 2025 Cost vs. Value report (Journal of Light Construction, regional data for the West South Central states, which include Texas), exterior replacement projects such as a new garage door and a steel entry door recouped more than their cost in estimated resale value, while major kitchen remodels, bathroom additions and primary suite additions recouped well under their cost. Curb appeal is the first photo buyers see online and the first impression at a showing.

Low-cost items that usually help: fresh mulch and trimmed landscaping, a clean or painted front door, working exterior lights, pressure-washed driveway and walks, and touch-up paint inside in neutral colors.

3. Stage the rooms buyers care about

The National Association of REALTORS® 2025 Profile of Home Staging (May 6, 2025) found:

  • 83% of buyers' agents said staging made it easier for buyers to picture the property as their future home.
  • 49% of sellers' agents saw staging reduce time on market.
  • 29% of agents reported staging increased the dollar value offered by 1% to 10%.
  • For buyers, the most important rooms to stage were the living room (37%), primary bedroom (34%) and kitchen (23%).
  • The median cost was $1,500 with a staging service, versus $500 when the seller's agent handled staging.

Even without a stager: declutter, remove personal photos, open blinds, and make each room's purpose obvious.

4. Price it right from day one

Preparation helps a home sell, but price decides how fast. See how to price your San Antonio home to sell.

A simple pre-listing checklist

  1. Walk the home with your agent and list obvious repairs.
  2. Get estimates for anything big (roof, foundation, HVAC) so you can decide: fix, credit or price in.
  3. Handle curb appeal and touch-up paint.
  4. Declutter and stage the living room, primary bedroom and kitchen first.
  5. Gather documents: repair receipts, warranties, HOA information and utility averages.
  6. Schedule professional photos only after the home is ready.

Frequently asked questions

What should I fix before selling my house in San Antonio?

Focus on items an inspector will flag (roof, foundation, HVAC, plumbing, electrical) and on low-cost curb appeal and paint. Large remodels rarely return their full cost at sale.

Is home staging worth it?

In NAR's 2025 Profile of Home Staging, 83% of buyers' agents said staging helps buyers picture the home as theirs, and 49% of sellers' agents saw it reduce time on market. Median cost was $1,500 with a staging service.

Which rooms matter most when staging?

Buyers ranked the living room, primary bedroom and kitchen as most important, according to the same NAR report.

Should I renovate my kitchen before selling?

Usually not. In the 2025 Cost vs. Value regional data that includes Texas, major kitchen remodels recouped well under their cost. Cleaning, repairs and minor cosmetic updates are a safer bet.

Do I have to disclose problems I fix before listing?

The Texas Seller's Disclosure Notice asks about known conditions and past repairs. Talk with your agent, and an attorney if needed, about how to complete it accurately.
