Rent vs. Buy in San Antonio (2026): The Real Numbers
Chris Dudley is a San Antonio REALTOR® and the founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Many of his first-time buyers start with one question: does buying make sense right now, or should I keep renting? Here are today's numbers and an honest way to decide.
Today's numbers
| Measure | Latest figure | Source |
|---|---|---|
| Median rent, San Antonio (all units) | $1,121 (1BR $957, 2BR $1,179); down 4.3% year over year | Apartment List, October 2026 |
| Median home sale price, San Antonio area | $302,999, about 2% below September 2025 | SABOR September 2026 report, as reported Oct 9, 2026 |
| Average days on market | 88 days (up 11% from a year earlier) | Same |
| Months of inventory | 5.95 months | Same |
| 30-year fixed mortgage rate (national average) | 7.32% (week of Oct 22, 2026) | Freddie Mac PMMS |
A simple example
On a $302,999 home with 5% down, the loan is about $287,849. At 7.32% for 30 years, principal and interest come to about $1,977 a month, before property taxes, homeowners insurance, HOA dues and mortgage insurance. That's more than the median San Antonio apartment rent today, so on a pure month-to-month basis, renting is often cheaper right now.
But the monthly payment isn't the whole picture:
- Equity: part of every mortgage payment pays down your loan; rent doesn't.
- Payment stability: a fixed-rate principal and interest payment doesn't rise, while rent can be raised at each renewal. Taxes and insurance can still change.
- Buyer leverage: with nearly 6 months of inventory and homes taking 88 days on average to sell, buyers can often negotiate seller-paid closing costs or a rate buydown, which can narrow the gap.
- Homestead exemption: owner-occupants in Texas can claim a residence homestead exemption that lowers school taxes (see Chris's property tax guide).
- Time horizon: buying usually makes more sense the longer you plan to stay, because closing costs are spread over more years.
Chris's rule of thumb for deciding
- Get pre-approved so you know your real payment, including taxes and insurance for the areas you like.
- Compare it with your current rent plus what you'd expect at renewal.
- Ask how long you'll stay. Under a few years, renting often wins; longer, buying often catches up.
- Ask Chris to price seller concessions on homes you like. In today's market they can change the answer.
Frequently asked questions
Is it cheaper to rent or buy in San Antonio in 2026?
Month to month, renting is often cheaper today: the median San Antonio rent is $1,121 (Apartment List, October 2026), while principal and interest on a median-priced $302,999 home with 5% down at 7.32% is about $1,977 before taxes and insurance. Buying builds equity and locks in your principal and interest, so it often makes more sense the longer you stay.
Is now a good time to buy a house in San Antonio?
Buyers have more leverage than in recent years: SABOR reported 5.95 months of inventory and 88 average days on market for September 2026, and the median price was about 2% lower than a year earlier. That often means room to negotiate.
