Canyon Lake vs. New Braunfels: Where to Buy in the Hill Country (2026)

By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 28, 2026.

Canyon Lake and New Braunfels are both in Comal County, about 20 miles apart, and buyers moving north from San Antonio often compare them. They are very different places to own a home. New Braunfels is a full-service city on I-35 between San Antonio and Austin. Canyon Lake is an unincorporated lake community in the Hill Country, built around a large U.S. Army Corps of Engineers reservoir. Here is how they compare on price, taxes, homes and day-to-day logistics.

Market figures: Redfin housing market pages for Canyon Lake (August 2026) and New Braunfels (September 2026), all home types, retrieved October 28, 2026. Monthly medians move around, especially in a smaller market like Canyon Lake, so treat them as a snapshot.

Price and pace

Canyon Lake's median sale price was higher than New Braunfels' in the latest Redfin data, but it fell 7.6% from a year earlier while New Braunfels held steady. Homes in both markets sold for about 97% of list price, and both took well over two months to sell. For buyers, that means room to negotiate on price, repairs or closing costs in both places. For sellers, it means pricing right from day one matters more than it did a few years ago. See how long it takes to sell a house for what drives days on market.

Property taxes: the base rates side by side

Comal County publishes the adopted 2025 rate for every taxing unit. Per $100 of taxable value:

Taxing unit 2025 rate Applies in
Comal County 0.269000 Both (Comal County side)
Comal County Lateral Road 0.036015 Check your tax bill
City of New Braunfels 0.408936 New Braunfels city limits
New Braunfels ISD 1.037700 Parts of New Braunfels
Comal ISD 1.074800 Canyon Lake and parts of New Braunfels
Comal County ESD No. 3 0.063791 Canyon Lake area

Because Canyon Lake has no city tax, its base rate is usually lower than a home inside New Braunfels city limits. As a rough illustration, county + lateral road + Comal ISD + ESD No. 3 adds up to about 1.44 per $100, while county + lateral road + City of New Braunfels + New Braunfels ISD adds up to about 1.75 per $100, before exemptions. Some neighborhoods in both areas also pay a municipal utility district (MUD) or water district tax, and the homestead exemption lowers the school portion for owner-occupied homes. Always check the exact taxing units for an address with the Comal Appraisal District (or Guadalupe Appraisal District for the Guadalupe County side of New Braunfels). More detail: how property taxes work and MUD and PID taxes.

The homes

New Braunfels has a wide mix: older homes near downtown and the Comal and Guadalupe rivers, established subdivisions, and a steady supply of new construction on the edges of the city. Most homes are on city water and sewer, and many newer subdivisions have HOAs. See buying new construction and what to know about HOAs.

Canyon Lake is spread out around an 8,300-acre reservoir on the Guadalupe River that the U.S. Army Corps of Engineers operates for flood control, water supply, hydropower and recreation. Homes range from lake-area cabins and older homes to newer Hill Country subdivisions, often on larger and hillier lots. More properties rely on private wells or septic systems, roads can be winding, and lot terrain affects foundations, driveways and what you can build. Plan for a septic inspection, a well water test where it applies, and a survey. See buying a home with a well or septic and the option period and inspections.

Flood and lake-level questions

Both areas sit along rivers that can flood quickly. In New Braunfels, check whether a home is near the Comal or Guadalupe rivers or a mapped floodplain. Around Canyon Lake, ask how close the property is to the reservoir's flood pool and the Guadalupe River below the dam, and remember that "lake view" or "lake access" homes can see big changes in shoreline when lake levels drop in a drought. Ask for the seller's disclosure, check FEMA flood maps and get an insurance quote before your option period ends. More: flood risk and San Antonio-area homes.

Getting around

New Braunfels sits on I-35, so trips toward San Antonio, San Marcos and Austin start on the interstate. Canyon Lake is about 20 miles north-northwest of New Braunfels and about 40 miles from downtown San Antonio, mostly on two-lane Hill Country roads. Drive your real commute at rush hour before you decide.

Which one fits you?

  • Lean toward New Braunfels if you want a lower median price point, city water and sewer, newer construction options, and quick access to I-35, shopping and services.
  • Lean toward Canyon Lake if you want more land and Hill Country terrain, lake access, no city tax, and you are comfortable with wells, septic and longer drives.
