Homeowners Insurance in San Antonio (2026): Costs, Hail and Wind, and What Buyers Should Know Before Closing
By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 28, 2026.
Homeowners insurance is one of the biggest monthly costs San Antonio buyers underestimate. Your lender will require a policy before closing, and in Texas the price can swing a lot from one house to the next. Here is what the current numbers show and how to plan for it.
How much does homeowners insurance cost in San Antonio?
Insurify's San Antonio page (updated October 21, 2026) estimates an average of $3,576 a year in San Antonio, compared with $4,668 for Texas and $2,808 nationally. Those figures assume $300,000 of dwelling coverage, a $1,000 deductible, no prior claims and good credit. NerdWallet (updated May 6, 2026) puts the Texas average at $4,915 a year for $400,000 of dwelling coverage, against a national average of $2,490.
Different publishers use different assumptions, so treat these as ranges, not quotes. Your premium depends on the home's age, roof, construction, location, claims history and the coverage you choose.
Why hail and wind matter here
San Antonio gets hail and severe storms, and the roof drives a big share of the price. The Texas Department of Insurance (TDI) notes that:
- The deductible for wind and hail damage is often higher than for other damage, so check it before you buy the policy.
- Some policies pay the full cost of a new roof; others pay less based on the roof's age and condition.
- Newer roofs often earn better rates, and some insurers discount wind-, hail- or fire-resistant roofing materials.
- If you replace a roof, tell your insurer so the policy shows the new roof's age.
Flood is a separate policy
Standard homeowners policies generally exclude flood damage. If the home is near a creek, low-water crossing or a FEMA flood zone, price flood coverage too. See my guide to flood risk and San Antonio home buying.
When to shop for insurance during a purchase
- Before you make an offer: get a rough quote on a similar home so your monthly budget is realistic. See how much house you can afford.
- During the option period: once you have an inspection report, share the roof age and condition with your agent or insurer and get a firm quote. See the option period and home inspection.
- Before closing: your lender needs the policy (and the first year's premium is often paid at closing or through escrow). See closing costs in San Antonio.
Questions to ask about any home
- How old is the roof, and is there documentation of the last replacement?
- Have there been prior insurance claims on the property? Your insurer may review the home's claims history.
- Is the home in or near a FEMA flood zone?
- Are there foundation, plumbing or electrical items in the inspection that an insurer may ask about? See foundation issues and San Antonio clay soil.
