First-Time Home Buyer Guide for San Antonio (2026)
By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 2026.
Buying your first home in San Antonio is more manageable than most people expect, especially right now. Buyers have more homes to choose from and more time to decide than they did a few years ago. This guide walks through the steps, the local and Texas programs that can help with your down payment, and the questions first-time buyers ask me most.
The San Antonio market for first-time buyers right now
According to the San Antonio Board of REALTORS® figures reported by Texas Public Radio, the area's median home price dipped 2% in September 2026 to just below $302,000, sales were 2% lower than a year earlier, homes averaged close to three months on the market, and there was about six months of inventory (TPR, Oct 16, 2026). Six months of supply is generally considered a balanced market, which means first-time buyers can often negotiate on price, repairs or closing costs instead of competing in bidding wars. More detail: San Antonio housing market report.
Step 1: Get pre-approved before you shop
A pre-approval tells you what you can borrow and shows sellers you are serious. Talk to at least one lender about loan types (conventional, FHA, VA for veterans and service members, and USDA in eligible areas outside the city) and ask whether you qualify for the down payment programs below. Many of them must be used through a participating lender, so ask about that up front.
Step 2: Check down payment assistance
San Antonio buyers can look at three main sources of help. Details change, so confirm the current terms with the program or your lender.
City of San Antonio Homeownership Incentive Program (HIP)
- $1,000 to $30,000 as a 0% interest, forgivable second loan with no monthly payments, forgiven over 10 years (part is repaid if you sell, transfer or cash-out refinance sooner).
- The home must be your primary residence inside San Antonio city limits, with a maximum price of $260,000 for an existing home or $284,000 for new construction.
- Household income limits apply (for example, $80,500 for a household of four), and you must complete an 8-hour HUD-approved homebuyer education class and put at least $500 in earnest money.

Texas State Affordable Housing Corporation (TSAHC)
- Home Sweet Texas (for most buyers) and Homes for Texas Heroes (teachers, police, firefighters, EMS, veterans and active military, correctional officers, and nursing faculty) pair a mortgage with down payment assistance.
- The assistance can be a grant you never repay, or a deferred forgivable second loan that is repaid only if you sell or refinance within three years.
- A 620 credit score and income limits apply, and you complete a homebuyer education course before closing. First-time buyers may also qualify for a Mortgage Credit Certificate, a federal tax credit on part of your mortgage interest.

Texas Department of Housing and Community Affairs (TDHCA)
- My First Texas Home is for first-time buyers (with exceptions for veterans and targeted areas); My Choice Texas Home does not require you to be a first-time buyer.
- TDHCA's October 2026 rate notice lists down payment assistance options of 2%, 3%, 4% or 5%, as a 3-year deferred forgivable or 30-year deferred repayable second lien.
- Homebuyer education is required. Sources: TDHCA Texas Homebuyer Program; TDHCA rate notice.
Step 3: Choose your area
Start with your commute, budget and the type of home you want, then compare areas side by side. I have local guides for Alamo Ranch and Northwest San Antonio, Stone Oak, the Medical Center and UTSA area, Converse, Cibolo, Schertz, Live Oak, Windcrest and Universal City, New Braunfels and more. If you plan to use the city's HIP program, focus on homes inside San Antonio city limits.
Step 4: Tour homes and make an offer
You will sign a written buyer representation agreement with your agent before touring homes; it spells out the services and how your agent is paid, and you can ask questions before you sign. When you find the right home, your agent writes the offer on the Texas Real Estate Commission contract, including your price, earnest money, the option fee and option period (your window to inspect and back out), and any request for the seller to help with closing costs. In a balanced market, seller-paid closing costs and repair credits are common asks.
Step 5: Inspection, appraisal and closing
During the option period you order a home inspection and decide whether to negotiate repairs. Your lender orders the appraisal, the title company runs the title search, and you review your Closing Disclosure before closing. At closing you sign, the loan funds and you get your keys. First-time buyer FAQ
Is there down payment assistance for first-time buyers in San Antonio?
Yes. The City of San Antonio's HIP program offers $1,000 to $30,000 as a forgivable 0% loan for eligible buyers inside city limits, and statewide programs from TSAHC and TDHCA offer grants or second-lien assistance through participating lenders. Each has income limits and requires a homebuyer education course.
What is the median home price in San Antonio?
Just below $302,000 in September 2026, down 2% from a year earlier, according to San Antonio Board of REALTORS® data reported by Texas Public Radio.
Is 2026 a good time to buy a first home in San Antonio?
Market conditions favor buyers more than in recent years: about six months of inventory and homes averaging close to three months on the market (September 2026). That gives first-time buyers more choice and more room to negotiate. The right time still depends on your budget, job and plans.
Do I need a homebuyer education class?
If you use the city's HIP program, TSAHC or TDHCA assistance, yes. HIP requires an 8-hour HUD-approved class; TSAHC and TDHCA require an approved course before closing.
