San Antonio Housing Market Report: October 2026 (September data)
By Chris Dudley, San Antonio REALTOR®, founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 27, 2026.
Every month I read the San Antonio Board of REALTORS® (SABOR) numbers so my buyers and sellers don't have to. Here is what September 2026 showed and what I think it means if you plan to buy or sell in San Antonio this fall.
September 2026 at a glance
- Median home price: just under $302,000, down about 2% from September 2025.
- Home sales: about 2% fewer than a year earlier.
- Inventory: about six months of supply, which is generally considered balanced to buyer-leaning.
- Time on market: the average was approaching three months.
- Asking price: SABOR reported that about nine out of 10 sellers got their original asking price.
- Mortgage rates: around 7%.
- Average rent: a little over $1,800 a month.

How San Antonio compares
Across Texas, September sales were down more than 4% and the statewide median price slipped just under 1% to about $330,000 (same source). San Antonio's median sits well below the state figure, so the city is still one of the more affordable large metros in Texas. Nationally, the National Association of REALTORS® reported existing-home sales down about 2% from a year earlier.
The Texas Real Estate Research Center's latest Texas Housing Insight (July 2026 data) showed San Antonio active inventory up 4.4% year over year, months of supply at 6.2, and prices down 1.1% from a year earlier (Texas A&M Texas Real Estate Research Center). The direction matches SABOR's September numbers: more homes to choose from and slowly softening prices.
What this means if you are buying
- You have time and choices. With roughly six months of inventory and homes sitting close to three months, most buyers are not in bidding wars. You can tour more homes, compare neighborhoods and schedule a full inspection.
- Room to negotiate. Some sellers have trimmed prices, and seller-paid closing costs or repairs are worth asking for. Every negotiation depends on the specific home and its comparable sales. See closing costs in San Antonio.
- Budget for the full monthly cost. SABOR's chair noted that affordability, including property taxes and insurance, weighs on local buyers as much as rates do. See my San Antonio property tax guide.
- First-time buyer? Start with my first-time home buyer guide, which covers local and Texas down-payment assistance programs.
What this means if you are selling
- Price it right from day one. SABOR's chair advised sellers to study recent comparable sales and set a realistic price at the start, because buyers feel less pressure to rush. Homes priced above the market tend to sit and then need reductions.
- Presentation and marketing matter more in a slower market. Good photos, minor repairs and broad online exposure help a listing stand out when buyers have more options.
- Know your neighborhood's numbers. Citywide figures hide big differences between areas. I prepare a comparative market analysis from MLS data for your specific home. See how to sell your house in San Antonio and cash offer vs. listing.
