To sell a house in San Antonio in 2026, price it from recent nearby sales, prepare it for inspection, deliver the Texas Seller's Disclosure Notice, and plan for a longer timeline than a few years ago. In September 2026 the area had about six months of inventory and homes averaged close to three months on the market, while SABOR reported that about nine out of 10 sellers still got their original asking price (SABOR data reported by Texas Public Radio).
Step 1: Price it from the right comparable sales
The San Antonio-area median price was just under $302,000 in September 2026, down about 2% from a year earlier (TPR), but your price should come from sales in your own subdivision over the last few months, adjusted for size, condition and upgrades. With buyers having plenty of choices, an overpriced home usually sits, and the price cuts that follow cost more than pricing right on day one. Request a free home value estimate.
Step 2: Prepare the house
- Fix safety items and obvious defects an inspector will flag (roof leaks, electrical, plumbing, HVAC service).
- Do low-cost visual work: paint touch-ups, lighting, landscaping, deep cleaning.
- Skip big remodels unless the numbers clearly work.
- Gather paperwork: HOA documents, survey, warranties, permits and repair receipts.
Step 3: Complete the Seller's Disclosure Notice
Sellers of most single-family homes must give buyers a written disclosure covering known defects, systems, flooding and more, on or before the contract's effective date. If it's late, the buyer can terminate within seven days of receiving it (Texas Property Code §5.008). Answer honestly and completely; "unknown" is allowed when you truly don't know.
Step 4: Market it where San Antonio buyers look
Professional photos, the SABOR MLS (which feeds Zillow, Realtor.com and other sites), and social media. Chris markets listings across his website and the Instagram, Facebook, YouTube and TikTok audience that brings him many of his buyers.
Step 5: Negotiate the offer and the option period
Most Texas buyers negotiate an option period, a set number of days when they can cancel for any reason after paying an option fee (Texas Real Estate Research Center). Expect inspection-based repair or price requests during that window. Compare offers on net proceeds, financing strength, closing date and requested concessions, not just price. Weighing a cash offer? Step 6: Know your selling costs
- Owner's title policy: by custom, Texas sellers usually pay it, though it's negotiable. Premiums are set by the Texas Department of Insurance, so every title company charges the same premium. For a home priced between $100,001 and $1,000,000 the basic owner's premium is $780 plus $4.94 per $1,000 above $100,000, about $1,768 on a $300,000 sale (source; rates effective March 1, 2026).
- Agent compensation: always negotiable and set in your listing agreement. You decide whether to offer anything toward the buyer's agent.
- Other costs: prorated property taxes, HOA transfer and resale-certificate fees, any repairs or buyer concessions you agree to, and paying off your mortgage.

Step 7: Close
After the option period, the buyer's lender orders an appraisal and finishes underwriting while the title company clears title. You sign at the title company (or remotely if they offer it) and hand over keys as agreed in the contract.
