Are builders offering incentives on new construction homes in San Antonio right now?

Yes. As of October 29, 2026, at least two builders' own websites list San Antonio-area offers: DRB Homes shows up to $20,000 in "Flex Cash" on select quick move-in homes, and M/I Homes shows a short fall promotion with a temporary rate buydown and closing cost help. Every offer has conditions, deadlines and usually a preferred-lender requirement, so the real question is which incentive saves you the most money on the home you actually want.

Why builders are offering incentives this fall

The resale market gives buyers more choice than they had a few years ago. The San Antonio Board of REALTORS® reported that September 2026 home sales were about 2% lower than a year earlier, the median price slipped about 2% to just under $302,000, and the area had roughly six months of supply, with homes averaging close to three months on the market (Texas Public Radio, Oct 16, 2026). SABOR's board chair put mortgage rates at around 7% in the same report. With that much resale inventory competing for buyers, builders with finished homes to move tend to use incentives rather than cut list prices across a whole community.

What two builders are showing today (checked Oct 29, 2026)

  • DRB Homes: up to $20,000 in "Flex Cash" plus a move-in ready package on select quick move-in homes, for new contracts signed October 1 through December 10, 2026 that settle by December 31, 2026. The site says Flex Cash can go toward closing costs, design options, rate-reducing points, temporary payment reductions or a price reduction; it can't be combined with other offers or taken as cash, and it requires an approved lender and settlement agent. Eligible communities listed include Prominence, Westridge, Veranda and Piedmont in San Antonio, plus communities in Schertz, Converse, New Braunfels and Seguin. Terms apply, see builder: drbhomes.com San Antonio.
  • M/I Homes: a "Fall Into Savings" event running October 26 to 31, 2026. On quick move-in homes that close by November 30, the site advertises a first-year rate "as low as" 3.25% (6.065% APR) on a 30-year fixed FHA loan with a 2/1 buydown, plus up to $10,000 in closing costs paid through M/I Financial. Build-to-order buyers are offered half-off homesite premiums. These rates are not guaranteed; terms apply, see builder: mihomes.com San Antonio incentives.

How to compare a rate buydown, closing costs and a price cut

A 2/1 buydown lowers your rate for the first two years only, then the rate goes back to the full note rate. That is why the APR (6.065% in M/I's example) sits far above the 3.25% first-year rate: plan your budget around the year-three payment, not the year-one payment. Closing cost help reduces the cash you bring to closing, which matters most to first-time buyers. A price reduction lowers your loan amount and your property tax base for as long as you own the home. Ask the builder's sales office to put each option in writing with the monthly payment for years one, two and three, then compare that with a quote from an outside lender.

What to ask before you sign a builder contract

  • Does the incentive require the builder's lender or title company, and what happens to it if I use my own?
  • What is the deadline to close, and what if the home or my financing isn't ready by then?
  • Is the offer on this specific home, or only on select homes or plans?
  • What are the property tax rate, HOA dues, and any MUD or PID assessments for this community?
  • Can my own agent represent me, and will the incentive still apply?

FAQ

Are builder incentives better than buying a resale home in San Antonio?

Not always. With about six months of resale supply in September 2026, many resale sellers are also negotiating. Compare the total cost, including years-three-and-beyond payments, taxes and HOA dues, on both options.

Do I have to use the builder's lender to get the incentive?

Often, yes, for the rate or closing cost portion. M/I's closing cost offer runs through M/I Financial, and DRB's Flex Cash requires an approved lender. Read the fine print on the builder's site and ask for it in writing.

Can I still use my own real estate agent with a builder?

In most cases, yes, but builders usually expect your agent to register you or attend your first visit. Bring your agent from the start.
