San Antonio School Districts: A Guide for Home Buyers (2026)

By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 2026.

Greater San Antonio is split among more than a dozen independent school districts (ISDs), and district lines do not follow city limits, ZIP codes or subdivision names. Two homes on the same road can be in different districts. If schools matter to your move, check the district and the zoned campus for each specific address before you make an offer.

Which districts serve each area

A general map of the districts you will see most often in the areas I work. Always confirm the exact address with the district.

  • Alamo Ranch and Northwest San Antonio (78253, 78254, 78245): mostly Northside ISD; parts of far west 78253 and 78245 are in Medina Valley ISD. See Alamo Ranch.
  • Stone Oak and North Central: mostly North East ISD; some northern neighborhoods are in Comal ISD. See Stone Oak.
  • Alamo Heights and Terrell Hills: Alamo Heights ISD. See Alamo Heights.
  • Medical Center and UTSA area: mostly Northside ISD. See Medical Center.
  • Cibolo and Schertz (78108): mostly Schertz-Cibolo-Universal City ISD (SCUCISD). See Cibolo and Schertz.
  • Converse (78109): mostly Judson ISD. See Converse.
  • Live Oak, Windcrest and Universal City: Live Oak is mostly Judson ISD, Windcrest is North East ISD and Universal City is mostly SCUCISD; Randolph Field ISD serves families living on JBSA-Randolph. See Live Oak, Windcrest and Universal City.
  • Boerne and the Hill Country: Boerne ISD for most of Boerne. See Boerne.
  • New Braunfels: split between New Braunfels ISD and Comal ISD. See New Braunfels.
  • Canyon Lake: Comal ISD. See Canyon Lake.

How to check a district's current rating

The Texas Education Agency (TEA) grades every district and campus from A to F. TEA released its 2026 ratings on August 14, 2026. San Antonio Report and Texas Public Radio covered the local results; for example, Judson ISD improved from a D to a C and North East ISD rose a full letter grade (San Antonio Report, August 14, 2026). Look up any district or campus by name at TXschools.gov, TEA's official report-card site, which shows the overall grade plus student achievement, progress and college/career readiness scores.

I do not rank schools or tell buyers which schools to choose. My job is to make sure you have the district facts for every home you look at, so you can decide what matters to your family.

Four steps before you write an offer

  1. Confirm the district for the exact address. The MLS listing shows the district, but listing data can be wrong; check the district's own attendance-zone or school-locator tool.
  2. Confirm the zoned campuses. Elementary, middle and high school zones are drawn separately and can change. Call the district if a home sits near a boundary.
  3. Look at the property tax rate. The school district tax is usually the largest line on a San Antonio-area tax bill, and rates differ by district. See San Antonio property taxes.
  4. Ask about transfers and programs. Many districts offer magnet, choice or transfer programs with their own deadlines; ask the district directly.

Which district is Alamo Ranch in?

Most of Alamo Ranch is in Northside ISD, but parts of far west 78253 and 78245 are in Medina Valley ISD, so confirm each address.
