San Antonio vs Dallas: buying a home and moving in 2026

By Chris Dudley, San Antonio REALTOR®, Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 29, 2026.

Short answer: Homes cost noticeably less in San Antonio than in Dallas at every price level. In Redfin's January 2026 price-tier data, a typical mid-priced home was about $305,000 in San Antonio and about $411,000 in Dallas, a gap of roughly $106,000 (about 35%). San Antonio's market has also slowed into a buyer-friendly pace, with about six months of inventory in September 2026. If you're relocating within Texas, the right choice usually comes down to where your job is, your budget and how much house you want for it.

How the San Antonio market is moving now

The San Antonio Board of REALTORS® reported that September 2026 home sales were 2% lower than a year earlier, the median price fell about 2% to just under $302,000, homes were averaging close to three months on the market, and there was about six months of inventory. For a buyer moving from Dallas, that means more choices, more time to decide and more room to negotiate repairs or closing costs than in a fast market. For a seller in San Antonio, it means pricing and preparation matter more. See my San Antonio housing market report for the latest numbers.

What to compare before you choose

  • Total monthly cost, not just price. Texas has no state income tax, so property taxes, insurance and any HOA, MUD or PID costs drive the monthly payment in both metros. Compare the actual tax rate for each address. My guides to San Antonio property taxes, MUD and PID taxes and HOAs explain what to check.
  • Commute. Both metros are spread out. Map the drive from each neighborhood you like to your work at rush hour before you commit.
  • New construction vs resale. Both metros have large new-home suburbs. In the San Antonio area that includes Alamo Ranch and Northwest San Antonio, Cibolo, Schertz and New Braunfels. See my new construction guide.
  • Military moves. If you're coming for Joint Base San Antonio, start with my military relocation guide and VA loan guide.
  • Flood risk and foundations. Check flood zones and look closely at the foundation in either city. See my San Antonio flood risk guide.

Selling in Dallas and buying in San Antonio

Many buyers moving south are selling a home in Dallas-Fort Worth at the same time. Lining up the two closings, or using a contingency, protects you from carrying two mortgages. My guide to buying and selling at the same time walks through the options.
