Alamo Ranch Home Buying Guide (2026): Prices, Taxes, Schools and What to Check

By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 2026.

Alamo Ranch is the large, master-planned area just outside Loop 1604 on San Antonio's far west side, mostly in ZIP code 78253. Its edges are informal. Bexar County's engineer has described it as roughly bounded by Culebra Road (FM 471) to the north, Potranco Road to the south and Loop 1604 to the east, and residents use the name for a wider stretch (KSAT, 2023). This guide covers what buyers should know before making an offer here.

Alamo Ranch home prices right now (78253)

From Redfin's 78253 market data for September 2026:

  • Median sale price: $324,905, up 1.9% from a year earlier
  • Homes sold: 522, down 7.3% from a year earlier
  • Median days on market: 79 (84 a year earlier)
  • Sale-to-list ratio: 98.2%; 10.7% of homes sold above list price
  • Homes with a price drop: 46.5%

What it means: buyers have time to compare homes and room to negotiate. Nearly half of listings cut their price, and the typical home sells a little under asking. Sellers who price right from day one tend to avoid a long stay on the market.

City limits or not? Why it matters for your tax bill

Much of Alamo Ranch is unincorporated Bexar County, not part of the City of San Antonio. The city looked at annexing it in 2015 but didn't, and has said it has no current plans to (KSAT, 2023). For homes outside city limits, the tax bill has no City of San Antonio line. In 2025 that city rate was $0.54159 per $100 of taxable value, and the city proposed $0.56288 for 2026 (City of San Antonio public hearing notice). On a home taxed at $325,000, the 2025 city rate works out to about $1,760 a year before any exemptions. That is the city line alone, not the whole bill.

Unincorporated areas can carry other tax lines, such as an emergency services district, and some newer sections have MUD or PID assessments. Before you sign, check the exact tax units for the address on the Bexar Appraisal District site. See my MUD and PID tax guide and San Antonio property tax guide.

Schools

Much of the Alamo Ranch area is in Northside ISD. Some western sections can fall in a different district, so confirm the district and campus for each address with the district's own boundary lookup, not the listing feed.

New construction vs. resale

  • New construction: builders in and around 78253 often advertise incentives on move-in-ready homes. These change often, so compare each builder's current offer on its own website (terms apply, see builder), and bring your own agent to the first visit. See my new construction guide.
  • Resale: often comes with finished landscaping, fences and window coverings, and a settled street. With 46.5% of 78253 homes taking price drops (Redfin, September 2026), there is often room to ask a resale seller for concessions that close the gap with a builder's incentive.

What to check before you buy in Alamo Ranch

  1. The tax units and total rate for the exact address (Bexar Appraisal District).
  2. HOA dues, rules and any MUD or PID assessment. See my HOA guide.
  3. Your school district by address.
  4. Your commute at the hours you will drive. Culebra Road and Loop 1604 traffic changes a lot by time of day.
  5. A full inspection during your option period, even on a newer home.
