How Long Does It Take to Close on a House in San Antonio? (2026 Timeline)

By Chris Dudley, San Antonio real estate agent | Founder, Legacy Realty Group, brokered by Real Broker, LLC | TREC #731381. Updated October 2026.

In Texas there is no fixed number of days between an accepted offer and closing. The closing date is whatever the buyer and seller write into Paragraph 9 of the TREC contract. What sets a realistic date is everything that has to happen first: earnest money, the option period, the loan and appraisal, title work and the survey. Here is the order those steps happen in on a typical San Antonio resale, and what tends to slow them down.

The contract-to-closing steps in Texas

  1. Offer accepted (Effective Date). Use the broker-confirmed date of final acceptance. TREC's current One to Four Family Residential Contract (Resale) is Form 20-19, effective July 1, 2026.
  2. Earnest money and option fee: within 3 days. Paragraph 5A generally requires delivery within 3 days after the Effective Date. Its extension applies when the last day is a Saturday, Sunday or defined legal holiday. Confirm the exact due date with the escrow agent.
  3. Option period: the number of days you negotiate. This is when buyers schedule inspections and decide whether to move forward. See option period and home inspection in Texas.
  4. Title commitment: within 20 days. Paragraph 6B starts with 20 days after the title company receives the contract, subject to its stated extension. Title objections have separate deadlines under Paragraph 6D; use the signed contract and professional guidance.
  5. Survey. The contract lets the seller provide an existing survey with a T-47 affidavit or T-47.1 declaration, or calls for a new survey by a set number of days. A new survey adds scheduling time.
  6. Loan approval and appraisal (financed buyers). The Third Party Financing Addendum sets how many days the buyer has to get loan approval. The lender orders the appraisal during this window. A low appraisal can add negotiation time; see what happens if the appraisal comes in low.
  7. Closing Disclosure: at least 3 business days before closing. For covered mortgages, the lender must provide the Closing Disclosure at least three business days before closing. Ask the lender which later changes require a new waiting period.
  8. Final walk-through and closing. Buyer and seller sign at the title company; the buyer gets keys when the deal funds and possession transfers as the contract says.

Cash vs. financed

A cash purchase skips the loan approval, lender appraisal and Closing Disclosure waiting period, so it can close as soon as title work, the survey and the option period are done. A financed purchase depends on the lender's timeline, which is why the closing date should be set with the loan officer's input before the offer goes in.

What usually delays a San Antonio closing

  • Title issues: unreleased liens, probate or heirship questions, HOA resale certificates that arrive late.
  • Survey problems: fences or improvements over a property line, or a T-47 that the title company will not accept.
  • Appraisal below the contract price.
  • Loan changes late in the process that restart the 3-day Closing Disclosure clock.
  • Repairs negotiated during the option period that are not finished before closing.
  • New construction: the closing date depends on the builder's completion schedule; see new construction in San Antonio.

Frequently asked questions

How long does it take to close on a house in Texas?

There is no set number of days. The closing date is negotiated in the TREC contract. Review the signed contract's deposit, option, title and survey deadlines with your professionals. Financed purchases also need time for lender requirements and applicable disclosures.

Can a cash buyer close faster?

Usually, yes. Cash buyers skip lender approval and the lender's appraisal, so the timeline is mostly title work, the survey and the option period.

When is earnest money due in Texas?

Paragraph 5A generally requires delivery within 3 days after the Effective Date, subject to its weekend and defined legal-holiday extension. Confirm your exact due date with the escrow agent.

What can delay closing?

Title issues, survey problems, a low appraisal, late loan changes that restart the Closing Disclosure waiting period, and unfinished repairs.
