PCS to JBSA: how to choose a VA-experienced real estate agent in San Antonio (2026)

Got orders to Joint Base San Antonio? This guide covers what to ask before you hire an agent, how the VA loan steps fit a PCS timeline, and where to start your home search near JBSA-Lackland, JBSA-Randolph and JBSA-Fort Sam Houston. It is written by Chris Dudley, a San Antonio real estate agent and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381).

Seven questions to ask a San Antonio agent before a VA purchase

  1. How many VA-financed purchases have you closed, and can you explain the VA appraisal? The lender orders a VA appraiser who checks the home against VA's Minimum Property Requirements (MPRs) and issues a Notice of Value. An agent should know what happens if a home falls short.
  2. Do you know the Tidewater process? If the appraiser expects the value to come in below the contract price, VA's Tidewater initiative gives the buyer's side a chance to send more sales data before the appraisal is finished.
  3. How do you handle a low appraisal? VA's own toolkit lists three options: request a Reconsideration of Value, renegotiate the price to the appraised value, or pay the difference at closing.
  4. Will you write offers that compete with conventional and cash buyers? A clean offer, a pre-approval from an experienced VA lender and a realistic closing date all matter.
  5. Can you show homes by video if I'm not in town yet? Many PCS buyers shop before they arrive.
  6. Do you know the commute from each area to my base? See the base guides for JBSA-Lackland, JBSA-Randolph and JBSA-Fort Sam Houston.
  7. Will you recommend a home inspection? The VA appraisal is not a home inspection. VA does not require an inspection, but its toolkit for agents recommends one. In Texas that happens during the option period.

VA loan facts that shape a PCS purchase

  • Down payment: VA says there is typically no down payment requirement.
  • Certificate of Eligibility (COE): VA says an experienced VA lender can usually pull a COE in minutes during pre-approval.
  • Funding fee: the fee depends on loan type, first or later use and down payment. Veterans receiving VA compensation for a service-connected disability are exempt, as are some surviving spouses (see VA's Loan Fees page).
  • Occupancy: the home must be your residence. On a duplex to fourplex, you live in one unit and may rent the others.
  • 2026 appraisal updates: in June 2026 VA announced revised Minimum Property Requirements, including removing the full radon requirement and updating standards for homes built before and after 1978. VA reported an average appraisal time of about seven business days as of May 31, 2026.

A simple PCS home-buying timeline

  1. As soon as you have orders: talk with a VA lender, get your COE and a pre-approval, and set a budget that includes taxes and insurance (see San Antonio property taxes).
  2. Next: pick an agent using the questions above and narrow your areas by base and commute.
  3. House hunting: tour in person on a house-hunting trip, or by live video if you can't travel yet.
  4. Under contract: option period and inspection, VA appraisal, then final loan approval.
  5. Closing: line your closing date up with your report date and household goods delivery.

Frequently asked questions

Do I need a special realtor to use a VA loan?

No. Any licensed agent can represent a VA buyer, but an agent who knows the VA appraisal, MPRs and Tidewater process can keep the deal on track.

Can I buy a home in San Antonio before I arrive?

Yes. Many buyers get pre-approved, tour by video and sign electronically. Plan the closing date around your report date.

Is the VA appraisal the same as a home inspection?

No. The appraisal sets value and checks VA's minimum property requirements. A home inspection is a separate, more detailed look at the home's condition.
