Buying a Home Near JBSA-Randolph (2026 Guide)

Joint Base San Antonio-Randolph sits about 15 miles east-northeast of downtown San Antonio, and parts of the base extend into Schertz and Universal City. Randolph became part of Joint Base San Antonio on October 1, 2010, and is home to the 12th Flying Training Wing, which trains instructor pilots (Wikipedia). If you have PCS orders to Randolph, or you work on or near the base, the cities that surround it are Universal City, Schertz, Cibolo, Converse and Live Oak. The cities around the base

Universal City

Universal City borders the base and has the lowest median sale price in this group in the latest Redfin data. Two school districts serve the city: Schertz-Cibolo-Universal City ISD and Judson ISD, so check the district for each address. See also Live Oak, Windcrest and Universal City.

Schertz

Part of the base extends into Schertz. It has the highest median sale price of these five cities in the latest data, and homes there took a median of 89 days to sell in August 2026, which gives buyers more room to negotiate. See Schertz homes and market.

Cibolo

Converse

Converse is south of the base. Judson ISD serves the city, and SCUCISD covers part of it. Homes took a median of 81 days to sell in September 2026. See Converse homes and market.

Live Oak

Schools: the Randolph Field ISD option

Randolph Field ISD runs an elementary, middle and high school on the base for children of local military and Department of Defense personnel. Students do not have to live on base if a parent or guardian is assigned to Joint Base San Antonio, but they must be accepted as transfers, and pre-kindergarten students must live on Randolph (Wikipedia). Ask the district about current transfer space before you choose a home based on it.
