Schertz sits on the northeast side of the San Antonio area along I-35, between San Antonio and New Braunfels. Buyers look here for newer subdivisions, quick access to I-35 and Loop 1604, and a short drive to JBSA-Randolph. This guide covers what to check before making an offer in Schertz.

Schertz spans three counties
Schertz is located in Guadalupe, Comal and Bexar counties (Schertz Economic Development Corporation). Two homes a few miles apart can have different county tax rates, appraisal districts and school districts, so check each address on its own: Guadalupe Appraisal District, Comal Appraisal District or Bexar Appraisal District.

New construction or resale?
Schertz has both established subdivisions and newer communities with builder inventory. New construction can offer builder incentives and fewer early repairs, while resale homes often come with mature trees, established HOAs and more room to negotiate. With either one, bring your own buyer's agent from the first visit; builder sales staff represent the builder. See buying new construction in San Antonio and HOAs for home buyers.
Military buyers
Schertz is one of the cities closest to JBSA-Randolph. If you are on PCS orders, start with homes near Randolph AFB, VA loans in San Antonio and military relocation to San Antonio.
