It incorporated in 1939 and sits between Alamo Heights to the west and Joint Base San Antonio-Fort Sam Houston to the east. It has its own city council, city services and city tax rate, and most of it is served by Alamo Heights ISD. This guide covers prices, taxes and what to check before you buy.

What to check when buying in Terrell Hills

  1. Confirm the city and district. Terrell Hills, Alamo Heights and San Antonio meet within a few blocks. Check tax records for the city and confirm the school district by address.
  2. Inspect an established home carefully. Terrell Hills is an established city with mostly resale homes. Use your option period for a full inspection, and add a sewer line scope, foundation evaluation or roof and HVAC checks where the inspector recommends them. See the Texas option period and foundation issues and clay soil.
  3. Plan for remodel rules. If you plan to renovate or add on, ask the City of Terrell Hills about permits and building rules before you buy, and ask the seller whether past work was permitted.
  4. Check flood and drainage. Look up the FEMA flood zone for the address and ask about past water. See flood risk for San Antonio homes.
  5. Use the market's pace. With a median of 76 days on market and a 94.2% sale-to-list ratio in August 2026, buyers often have room to negotiate price, repairs or closing costs. Your offer should still rest on recent comparable sales.
