By Chris Dudley, San Antonio REALTOR®, Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 29, 2026.

Short answer: Homes cost less in San Antonio than in Houston at every price level, but the gap is smaller than with Dallas or Austin. In Redfin's January 2026 price-tier data, a typical mid-priced home was about $305,000 in San Antonio and about $334,000 in Houston, a difference of roughly $29,000 (about 9%). Both markets slowed in fall 2026, with San Antonio at about six months of inventory and Houston at 5.5 months in September.

The two boards measure differently (SABOR covers its multi-county market; HAR's figures are single-family homes in Greater Houston), so use this table for direction, not exact comparison. In San Antonio, about 9 in 10 sellers got their asking price in September, per SABOR. For a buyer moving from Houston, a six-month market means more choices and more room to negotiate repairs or closing costs. See my San Antonio housing market report for the latest numbers.

What to compare before you choose

  • Total monthly cost, not just price. Texas has no state income tax, so property taxes, homeowners insurance and any HOA, MUD or PID costs drive the payment in both metros. Get the actual tax rate and an insurance quote for each address. My guides to San Antonio property taxes, MUD and PID taxes and homeowners insurance in San Antonio explain what to check.
  • Flood risk. Both cities have mapped flood zones. Check the FEMA flood map and the seller's disclosure for any address you like, in either city. See my San Antonio flood risk guide.
  • Commute and layout. Both metros are spread out. Map the rush-hour drive from each neighborhood to your work before you commit.
  • New construction vs resale. The San Antonio area has large new-home suburbs in Alamo Ranch and Northwest San Antonio, Cibolo, Schertz and New Braunfels. See my new construction guide.
  • Military moves. If you're coming for Joint Base San Antonio, start with my military relocation guide and VA loan guide.

Selling in Houston and buying in San Antonio

Many buyers moving west are selling a Houston-area home at the same time. Lining up both closings, or using a sale contingency, protects you from carrying two mortgages. My guide to buying and selling at the same time walks through the options.
