Windcrest, TX Home Buying Guide (2026)

By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 2026.

Windcrest is a small, separately incorporated city in northeast Bexar County, about 2.15 square miles with 5,865 residents at the 2020 census. San Antonio borders it on three sides, so many buyers drive through it without realizing they have left the city. Buying here means a different city tax rate, city services and city rules than a San Antonio address a few streets away. This guide covers the numbers that matter before you make an offer.

With only about 30 sales a month, one or two unusual sales can move the median. For a real read on value, Chris pulls SABOR MLS sales on your street and in your section of Windcrest, not citywide averages.

Getting around

Windcrest sits on San Antonio's northeast side, which puts it within reach of Joint Base San Antonio-Randolph and Joint Base San Antonio-Fort Sam Houston. Drive times depend on the gate and the hour, so test your commute at rush hour before you commit. See homes near Randolph AFB and homes near Fort Sam Houston.

What to check when buying in Windcrest

  1. Confirm the city. A "San Antonio, TX" mailing address can still be inside Windcrest city limits. Check the tax records so you know which city rate and rules apply.
  2. Inspect with the home's age in mind. Most Windcrest homes are resales rather than new builds, so use your option period for a full inspection, and add roof, HVAC, plumbing (sewer line scope) or foundation checks where the inspector recommends them. See the Texas option period and foundation issues and clay soil.
  3. Ask about city permits. If a seller added a room, patio cover or pool, ask whether it was permitted with the City of Windcrest.
  4. Price from local sales. With a 97.2% sale-to-list ratio, offers near asking are common, but the right number depends on recent sales of similar homes nearby.
  5. Know your loan options. See VA loans, FHA loans and the first-time buyer guide.
