PCS orders out of JBSA: should you sell or rent out your San Antonio home? (2026)
By Chris Dudley, San Antonio REALTOR® and founder of Legacy Realty Group, brokered by Real Broker, LLC (TREC #731381). Updated October 2026.
When orders take you away from JBSA-Lackland, Randolph or Fort Sam Houston, the house is often the biggest decision on the checklist. Keeping it as a rental can build long-term wealth. Selling can free up your VA entitlement and remove the work of managing a home from another state. This guide walks through the rules that matter most so you can decide with clear numbers, then talk it through with your tax professional and lender.
Quick answer
Renting usually makes sense when the rent covers the full monthly cost (mortgage, taxes, insurance, HOA, repairs and management) and you may come back to San Antonio. Selling usually makes sense when you need your VA entitlement for the next purchase, the home would rent at a loss, or you would be close to losing the IRS home-sale tax exclusion.
1. The IRS home-sale exclusion, and the military extension
If you owned and lived in the home as your main home for at least 24 months during the 5 years before the sale, you can generally exclude up to 250,000 dollars of gain, or up to 500,000 dollars for a married couple filing jointly (IRS Publication 523).
Service members get extra room. The IRS lets you suspend the 5-year test period for up to 10 years while you or your spouse are on qualified official extended duty, meaning duty of more than 90 days (or an indefinite period) at a station at least 50 miles from the home, or living in government quarters under orders. The election applies to one property at a time.
One catch: depreciation you claim (or could have claimed) while the home is a rental is not covered by the exclusion and is taxed when you sell. Ask a tax professional to run your numbers before you decide.
2. Your VA entitlement if you keep the home
You can rent out a home you bought with a VA loan after you have lived in it, and you may still qualify for a second VA loan at your next duty station if you have enough remaining entitlement and can afford both payments. Lenders usually will not count the expected rent toward qualifying for the new loan. The entitlement used on the San Antonio home stays tied up until that loan is paid off and the home is sold, unless an eligible veteran buyer assumes your loan and substitutes their own entitlement.

3. Your Texas homestead exemption
According to the Texas Comptroller's residence homestead FAQ, you can generally keep the exemption while you are away if you do not establish a principal residence elsewhere, you intend to return, and you are away less than two years. Military service is one of the exceptions that allows a longer absence. Once the home is a rental and you no longer qualify, you must tell the appraisal district in writing before the next May 1. Losing the exemption raises the tax bill, so build that into your rent math. See San Antonio property taxes explained.
4. Will the rent cover the costs?
Apartment List's November 2026 report put San Antonio's median apartment rent at 1,115 dollars a month, down 3.5% from a year earlier. Single-family homes rent differently from apartments, so ask for a rent estimate on your exact home. Add up the mortgage payment, the property tax without the homestead exemption, landlord insurance, HOA dues, a repair reserve and property management (budget for a manager if you will be out of state). If the rent does not cover that total, the home costs you money every month.
Texas landlords also have duties under the Texas Property Code, such as returning or accounting for the security deposit by the deadline the Code sets. Selling later with a tenant in place is possible; see Selling a San Antonio rental with tenants.
5. Timing a sale around your report date
If you plan to sell, list early enough that closing lines up with your move. Days on market vary by area (see How long it takes to sell in San Antonio). You can often close after you have left town; ask the title company about mail-away or remote signing. How to sell your house in San Antonio covers each step.
Sell or rent: side by side
| Sell before you leave | Keep and rent | |
|---|---|---|
| VA entitlement | Restored after the loan is paid off | Stays tied up; next loan uses remaining entitlement |
| IRS exclusion | Usually available if you meet the 2-of-5-year test | Military suspension can extend the window up to 10 years; depreciation is taxed at sale |
| Homestead exemption | Ends with the sale | Ends once you no longer qualify; tell the appraisal district before May 1 |
| Monthly work | None after closing | Tenant, repairs, manager oversight from afar |

FAQ
Can I rent out my house in San Antonio if I bought it with a VA loan?
Yes, after you have lived in it as your home. VA loans are for a primary residence when you buy, but you can keep the home and rent it out when you get orders. The entitlement you used stays tied to that loan until it is paid off.
Do military members have longer to sell and still avoid capital gains tax?
Often, yes. The IRS lets service members on qualified official extended duty suspend the 5-year test period for up to 10 years, so you can rent the home for longer and still qualify for the exclusion. Depreciation from the rental years is still taxed.
Do I lose my Texas homestead exemption when I PCS?
Not automatically. You can generally keep it while temporarily away if you do not establish a principal residence elsewhere and intend to return, and military service allows a longer absence. Once you no longer qualify, tell the appraisal district in writing before the next May 1.
